- More homes are competing. On October 5, 2026, 619 resale homes were listed for sale in Irvine, about 3.6 months of supply at the July-September sales pace. Nearly half (47%) had already cut their price at least once.
Sales held steady: 166 resale homes closed in September 2026, compared with 162 in September 2025. Buyers are still buying, but they have more choices and more time.
"With this many homes on the market, buyers compare everything," said Ricky Zhang. "The homes that sell now are priced right from the first day and look their best in photos and video."
